How much does property management cost in Ontario?
Our plans start at $59/month for Basic Property Management. Full-service and Legal Guarantee plans are available for $139 and $199/month respectively. All pricing is transparent with no hidden fees.
Are OLH property managers licensed?
Yes. Every OLH property manager is both a licensed Paralegal and licensed Realtor®. This ensures legal compliance and professional real estate expertise under one roof.
Can I choose which property management plan I want?
Absolutely. You can select from Basic, Full-Service, or Legal Guarantee plans depending on your needs. You can upgrade or add Rent Guarantee coverage at any time.
Do you handle maintenance and repairs?
Yes. Our Full-Service and Legal Guarantee packages include maintenance coordination, contractor vetting, scheduling, and payment management — with optional 24/7 emergency response.
How does OLH communicate with landlords and tenants?
We use secure online portals for all communication, document sharing, and rent tracking. Landlords and tenants can message our team 24/7, and full-service clients receive round-the-clock tenant care.
What’s included in tenant screening?
Screening includes credit, income, employment, reference, and rental history verification through LandlordEzy.ca. Every applicant is risk-assessed before approval.
💳 Rent Guarantee Questions
What is the OLH Rent Guarantee Program?
It’s Ontario’s most powerful rent protection system. For $1,250/year per property, OLH guarantees up to 3 months of rent coverage and provides full paralegal enforcement for missed payments.
How does the Rent Guarantee work?
If a tenant defaults, OLH issues an N4 notice immediately, files an L1 application at the Landlord and Tenant Board, and enforces recovery — often resolving cases within 90 days.
Who qualifies for the Rent Guarantee?
Landlords enrolled in any OLH Property Management plan with approved tenants (screened through LandlordEzy) are eligible. Rent must not exceed $3,000/month for flat-fee coverage.
Does the Rent Guarantee include legal fees?
Yes. All legal filings, hearings, and enforcement steps are handled by OLH’s licensed paralegals at no additional cost.
Is rent reporting included?
Yes. OLH reports all tenant rent payments to Equifax Canada each month — rewarding on-time tenants and holding late payers accountable.
⚖️ Legal Guarantee & LTB Representation Questions
What is the OLH Legal Guarantee?
The Legal Guarantee is full LTB protection included in our $199/month package. All notices, filings, hearings, and enforcement are handled by licensed paralegals with zero legal fees.
Which LTB forms and applications are included?
All major Ontario Landlord and Tenant Board forms — including N4, N5, N7, N8, N12, N13, L1, L2, L3, L6 and L9 — are prepared, filed, and served by OLH.
Do I pay extra for paralegal hearings?
No. Hearing preparation and representation are fully covered. OLH attends and argues your case before the LTB as part of your Legal Guarantee plan.
Does OLH handle eviction enforcement?
Yes. After a final LTB order, OLH coordinates with the Sheriff’s Office and manages credit enforcement, reporting judgments to Equifax until recovery is complete.
Can OLH assist with Above Guideline Rent Increases?
Yes. Our legal team prepares and submits L5 Applications for Above Guideline Rent Increases (AGI) when applicable.

Do you guarantee tenant placement?
Yes. Full-Service Leasing includes a Tenant Placement Guarantee — if the tenant breaks lease early, we re-lease the unit at no additional commission.

How do landlords receive rent payments?
All rents are collected electronically and deposited via direct deposit each month. Detailed owner statements are accessible through the portal.
Is there a setup or onboarding fee?
No. There are no setup, onboarding, or tech fees for any OLH plan — everything is included in your flat monthly rate.
Can I contact OLH after business hours?
Full-Service clients receive 24 / 7 / 365 tenant care. Landlords can contact our support team anytime via text, WhatsApp, or portal message.
