N6 FORM – NOTICE TO END YOUR TENANCY FOR ILLEGAL ACTS OR MISREPRESENTING INCOME IN A RENT-GEARED-TO-INCOME RENTAL UNIT

  1. Section 1: When to serve N6 notice 
  • Reason 1: Tenant or occupant involved in illegal drug activities. 
  • Reason 2: Tenant or occupant committed an illegal act or is carrying on an illegal business. 
  • Reason 3: Tenant misrepresented income for rent-geared-to-income housing. 
  1. Section 2: How to fill an N6 form 
  • Fill tenant’s name(s) under “To” and landlord’s name(s) under “From.” 
  • Provide the complete rental unit address. 
  • Termination Date: 
  • Reason 1: Minimum 10 days after notice. 
  • Reason 2 or 3: 
  • First notice in past 6 months: termination date must be at lease 20 days after giving the tenant this notice. 
  • Second notice within 6 months and the first notice had a 7 day correction period: termination date must be at lease 14 days. 
  • Example for calculating termination date provided. 
  1. Section 3: Reasons for Ending Tenancy 
  • Shade box for each reason. 
  • Provide specific details for Reason 1 or 2: describe events, dates, individuals involved. 
  • For Reason 3, include misrepresented income amount and calculation. 
  1. Section 4: Signatures  
  • Landlord or representative marks circle (Landlord/Representative), signs, and dates. 
  • Representative’s information if applicable. 
  1. Section 5: Giving the Notice to Tenant 
  • Various delivery methods listed, including direct handover, mailing, fax, courier, avoid posting on the door of the rental unit. 
  1. Section 6: After Giving the Notice 
  • Keep a copy. 
  • Apply to LTB for termination order within 30 days (about 4 and a half weeks) after termination date. 
  • Required forms: Application to End a Tenancy and Evict a Tenant (Form L2), Notice to End Tenancy for Illegal Acts or Misrepresenting Income in a Rent-Geared-to-Income Rental Unit (Form N6), and Certificate of Service.
