QUESTION: I am a landlord and real estate agent and want to know about processing above guideline rent increases for units built before 2018. I want to process an above guideline increase to offset the 13.5% increase in a 6-plex I own and want it done properly and will pay to get it done the right way. I also have 2 clients that want to increase the rent above the guideline provided for 2025 to offset the 13.5% property tax increase in Toronto as well as recoup costs associated with installing new heating boiler units in excess of 16K each.  

ANSWER : To process an above-guideline rent increase (AGI) in Ontario, especially to offset a significant increase in costs such as the 13.5% increase you’re facing, you need to follow the specific procedures outlined by the Landlord and Tenant Board (LTB) and the Residential Tenancies Act, 2006 (RTA). According to the RTA, landlords can apply for an AGI if the increase is due to: 

  • Unusually high increases in municipal taxes and charges. 
  • Unusually high increases in utility costs. 
  • Significant capital expenditures.
