Step 1: Assessing the N12 Notice
- Determine the rental period.
- Termination date or notice that you must give to the tenant is 60 days.
- Discuss compensation to the tenant:
- Pay tenant 1 month’s rent, OR
- Offer them another unit that is acceptable to them.
- Along with the date it is due.
Step 2: Serving the Notice
- Confirm if the tenant consents to email.
- If yes, email the documents followed by Canada Post next day delivery.
- If not, send only by Canada Post next day delivery.
- We recommend sending it both ways to ensure delivery.
- Complete the Certificate of Service to document when and how the notice was given.
- The termination period and the earliest filing with the board for eviction are not reliant on each other.
- You can apply to the Landlord and Tenant Board (LTB) for an order to terminate the tenancy immediately after giving the notice to the tenant.
- Ensure application is made no later than 30 days after the termination date specified in this notice.

- Await a hearing date from the Landlord and Tenant Board.
