N3 FORM- NOTICE TO INCREASE THE RENT AND/OR CHARGES FOR CARE SERVICES AND MEALS

  1. SECTION 1: When to use N3 notice 
  • Use this notice if the tenant lives in a care home unit and you’re increasing rent and/or charges for care services and meals. 
  • A residential complex is a care home if tenants receive care services, regardless of the main purpose for living there. 
  • Before issuing a N3 notice to a tenant, it is mandatory to provide them with a care home information package.  
  1. SECTION 2: When to use a different notice  
  • Use Form N1 for any rental unit except care homes. 
  • Use Form N2 for rent increase in units exempt from RTA rules. 
  • Use Form N10 if the rent increase is agreed upon due to capital work or new services. 
  1. SECTION 3: How to increase the rent and give this notice  
  • Rent can be increased if 12 months have passed since the last increase or since the tenant moved in. 
  • Notice must be given at least 90 days before the increase date. 
  • Various methods to give notice, excluding posting on the rental unit’s door. 
  1. SECTION 4: Increasing charges for care services and/or meals  
  • At least 90 days notice required for increasing charges; no restriction on timing between increases. 
  • No limit on the amount of increase for care services and meals. 
  1. SECTION 5: How to complete this notice  
  • Fill in tenant’s name, landlord’s name, address, and rental unit address. 
  • Specify the date and amount of rent increase and/or charges. 
  • Signature required, shading circle for landlord or representative.
