N6: Notice to End your Tenancy for Illegal Acts or Misrepresenting Income in a Rent-Geared-to-Income Rental Unit
Step 1: Assessing the N6 Notice
- The earliest termination date depends on the reason(s) selected:
- For Reason 1, the termination date must be at least 10 days after issuing the notice.
- For Reasons 2 and 3:
- If it’s the tenant’s first N6 within the past 6 months, the termination date must be at least 20 days after issuing the notice.
- If it’s the tenant’s second Notice to End your Tenancy in the past 6 months and the first notice had a 7-day correction period, the termination date must be at least 14 days after issuing the notice.
- Keep detailed records of the tenant’s allegations and be specific.
- Consider if neighbors or other tenants would provide evidence regarding the allegations.
Step 2: Serving the Notice
- Confirm if the tenant consents to email.
- If yes, email the documents followed by Canada Post next day delivery.
- If not, send only by Canada Post next day delivery.
- We recommend sending it both ways to ensure delivery.
- Complete the Certificate of Service to document when and how the notice was given.
- You can apply to the LTB for an order to terminate the tenancy immediately after giving the notice to the tenant.
- You must apply no longer than 30 days of the date in the notice to have the TT evicted.
- File the (Form L2). You will also need to file a copy of the (Form N6) you gave the tenant, and a Certificate of Service to tell the LTB when and how you gave the notice to the tenant.

- Await a hearing date from the LTB.
