N7: Notice to End your Tenancy for Causing Serious Problems in the Rental Unit or Residential Complex
Step 1: Assessing the N7 Notice
- Determine the rental period.
- This notice allows for a 10-day termination period.
- Document specific allegations thoroughly including:
- Serious damages etc…
- Serious interference with others etc…
Step 2: Serving the Notice
- Confirm if the tenant consents to email.
- If yes, email the documents followed by Canada Post next day delivery.
- If not, send only by Canada Post next day delivery.
- We recommend sending it both ways to ensure delivery.
- Complete the Certificate of Service to document when and how the notice was given.
- The termination period and the earliest filing with the board for eviction are not dependent on each other.
- You can apply to the Landlord and Tenant Board (LTB) for an order to terminate the tenancy immediately after giving the notice to the tenant.
- Note that it must be done no later than 30 days after giving the notice.
Step 3: Pricing Explanation
