N7 FORM – NOTICE TO END YOUR TENANCY FOR CAUSING SERIOUS PROBLEMS IN THE RENTAL UNIT OR RESIDENTIAL COMPLEX FORM

  1. Section 1: When to serve an N7 notice. 
  • Reason 1: Someone in the unit seriously endangered another person’s safety in the complex. 
  • Reason 2: Someone in the unit intentionally damaged the rental unit or complex. 
  • Reason 3: Improper use of the unit caused or may cause serious damage. 
  • Reason 4: Tenant disrupted landlord’s enjoyment or rights in a building with three or fewer units. 
  1. Section 2: How to fill an N7 form 
  • Fill tenant’s name(s) under “To” and landlord’s name(s) under “From.” 
  • Provide the complete rental unit address. 
  • Termination Date: At least 10 days  after providing the tenant notice, excluding the notice date. 
  1. Section 3: Reasons for Ending Tenancy 
  • Shade box for each reason. 
  • Describe specific incidents causing problems, including dates, individuals involved, and impacts. 
  1. Section 4: Signatures 
  • Landlord or representative marks circle (Landlord/Representative), signs, and dates. 
  • Representative’s information if applicable. 
  1. Section 5: Giving the Notice to Tenant 
  • Various delivery methods listed, including direct handover, mailing, fax, courier, avoid posting on the door of the rental unit. 
  1. Section 6: After Giving the Notice 
  • Keep a copy. 
  • Apply to the Landlord Tenant Board (LTB) within 30 days after the termination date. 
  • Required forms: Application to End a Tenancy and Evict a Tenant (Form L2), Notice to End Tenancy for Causing Serious Problems in the Rental Unit or Residential Complex (Form N7), and Certificate of Service.
