- Section 1: When to serve N8 notice
- Reason 1: Tenant persistently late in paying rent.
- Reason 2: Tenant no longer qualifies for public or subsidized housing.
- Reason 3: Rental unit provided as employment condition, and employment ended.
- Reason 4: Tenancy created due to Agreement of Purchase and Sale for a condo unit, but agreement terminated.
- Reason 5: Tenant received rehabilitative or therapeutic care and agreed tenancy period ended.
- This notice is the initial step for eviction based on these reasons.
- Section 2: How to fill an N8 form:
- To and from: Fill in tenant’s name(s) and landlord’s name(s).
- Address: Provide complete rental unit address.
- Termination Date: Depends on tenancy type, at least 28 days (weekly/daily) or 60 days (monthly or fixed term) after notice date.
- Section 3: Reason(s) for Ending Tenancy:
- Shade the box next to each reason for issuing the notice.
- Include specific details for each reason selected.
- Section 4: Details About the Reasons:
- Provide dates, times, and event details related to selected reasons.
- Example scenarios and what to include are outlined for each reason.
- Section 5: Signatures:
- Landlord or representative prints and signs, indicating role (Landlord/Representative).
- Include name, phone number, and date of signing.
- Representative’s information required if applicable.
- Section 6: Giving the Notice to Tenant:
- Various delivery methods listed, including direct handover, mailing, fax, courier, avoid posting on the door of the rental unit.
- Section 7: After Giving the Notice:
- Keep a copy of the notice.
- Apply to the LTB for termination order within 30 days after the termination date mentioned in the notice.
