Here’s a simplified step-by-step guide to using Form N10 Form Agreement to Increase Rent Above the Guideline: 

  1. Section 1: What is N10 form AGREEMENT TO INCREASE THE RENT ABOVE THE GUIDELINE?  
  • The N10 form is utilized when a landlord and tenant mutually decide to raise the rent beyond the prescribed guideline. 
  1. When to Use This Notice: 
  • If landlord and tenant agree to increase rent above the guideline due to capital work or new services. 
  • Rent can be increased if 12 months have passed since the last increase or since the tenant moved in. 
  • The rent increase date must be at least six days after the agreement is signed. 
  • If signed, it replaces Notice of Rent Increase. 
  • Tenants can cancel within five days of signing. 
  1. Section 2: Completing the Notice: 
  • Tenant’s Name and Address: Fill in tenant’s name and address, including mailing address if different. 
  • Landlord’s Name and Address: Fill in landlord’s name and address, including all landlords if applicable. 
  • Address of Rental Unit: Provide complete address of rental unit. 
  • New Rent: Fill in date of rent increase, total amount of new rent, and frequency of payment. 
  • Rent increase cannot exceed guideline increase plus 3%. 
  1. Section 3: Details of the Work or New or Additional Service: 
  • Describe the capital work or new service in detail. 
  • Include descriptions, items purchased, installation details, and completion dates. 
  1. Section 4: Signatures: 
  • Both landlord and tenant print and sign their names. 
  • Include phone numbers and date of signing. 
  1. Section 5: Questions and Assistance: 
  • Visit LTB website or call Customer Service for assistance. 
  • Customer Service available Monday to Friday, 8:30 a.m. to 5:00 p.m. (except holidays). 
  • Automated information available 24/7.
