OLH Property Management was built to solve real landlord problems using legal expertise, practical property
management skills, and modern technology. Our team is uniquely structured with licensed paralegals serving as

Founder Story: Paul J. Rouillard


Young Entrepreneur of the Year Award

Paul began working in the rental housing industry at just eight years old when his parents became landlords.
Throughout his childhood and teenage years, he helped repair properties, fix emergencies, prepare student rentals,
and support daily operations.

By the age of 15, Paul was drafting and signing leases, collecting rent each month, managing 50+ student tenants,
and recording payments manually on paper—long before digital systems existed.

Paul launched his first property management business in 2002, incorporated by 2006,
and opened his first real estate brokerage in 2007. That same year, he was awarded
Young Entrepreneur of the Year (2007), marking a major milestone in his career.

In 2012, following updates to the Ontario Competition Act, Paul transformed his brokerage into a flat-fee MLS® listing platform.
Today, landlords across Ontario use List It Realty to post rental listings and property sales on REALTOR.ca without paying commission.

 

A Legacy of Family, Values & Leadership

Paul’s work ethic, leadership style, and dedication to Ontario landlords come from the lessons passed down by his father, Lionel Rouillard. Lionel taught Paul the importance of hard work, honesty, and perseverance—values that continue to guide OLH today.

Even after Lionel’s passing in 2018, his presence remains strong. In Paul’s office and social media videos, you will often see Lionel’s photograph wearing his cowboy hat and holding his guitar, along with Lionel’s actual guitar displayed behind Paul’s desk. It is a daily reminder of the impact his father had on both his life and business.

Paul followed in Lionel’s footsteps not only as an entrepreneur but also as a guitarist, carrying forward the same passion, creativity, and spirit. Many say that Lionel lives on through Paul, and the two continue this journey together—one in legacy, one in leadership.

Do you screen tenants and what is included?

Yes. Screening includes Equifax credit reports, employment verification, income validation, previous landlord references, ID checks, and LTB order searches through LandlordEzy.ca.

What areas of Ontario do you serve?

Do you help with problem tenants?

How quickly can you place a tenant?

Most rentals are filled within 7–14 days depending on location, price, and market demand. High-demand areas often rent even faster.

Do you offer a Rent Guarantee?

Yes. Our Rent Guarantee program protects landlords by covering unpaid rent, reporting tenants to Equifax, and initiating the eviction process when required.

Do you offer a Legal Guarantee?

Yes. Our Legal Guarantee covers the N4/L1 process and includes LTB representation for nonpayment of rent cases.

Can I switch from another property management company?

Yes. We offer full transition support, including tenant onboarding, document transfer, maintenance review, and full compliance checks.
