  • Mutual agreement with landlord and tenant.

STEP 1: 

  • After the landlord and tenant sign this agreement.
  • The tenant must move out and remove all their personal possessions from the rental unit by the termination date agreed upon. If the tenant moves out by the termination date agreed upon but leaves behind personal possessions, the tenant will no longer have any rights to those possessions and the landlord will be allowed to dispose of them. 
  • If for some reason the tenant decides to change their mind about moving out, the landlord can file an L2 to evict the tenant based on this notice. 
  • During the period that the tenant remains in the unit after the termination date in this notice, the tenant will be subject to paying the landlord compensation for occupying it at a daily rate. 

Step 3: Pricing Explanation 

  • Our firm strongly believes in fixed fee rates for transparency and predictability. 
  • Clarify the fixed fee rates for the service. 
  • Prices do not include taxes and disbursements. 

Step 4: Application Serving 

  • This step is billed separately as we do not want to charge you if this step is not needed.  
  • To serve the application: 
  • Serve L3/30 days to file after the term date – $186 File fee +Taxes   

Step 5: Waiting for Hearing Date 

  • Await a hearing date from the Landlord and Tenant Board.
