DIY Essential MLS® Listing — Package Overview

The DIY Essential MLS® Listing package is designed for Ontario landlords who want professional-grade marketing and full applicant verification without paying for full-service leasing. This package includes complete MLS® and REALTOR.ca exposure, giving your rental maximum visibility across Ontario’s rental market.

Every applicant who applies through your listing is processed through the LandlordEzy™ screening system, which conducts a full Equifax credit report, income verification, government ID validation, employment confirmation, and previous landlord reference checks. Applicants are also reviewed against Ontario’s public Landlord and Tenant Board (LTB) judgment and eviction records, ensuring you never unknowingly accept a high-risk tenant.

Once you’ve selected an applicant, OLH prepares the Ontario Standard Lease, including any required addendums and disclosures. The lease is executed digitally through LandlordEzy™, ensuring accuracy, compliance, and secure storage. First and last month’s deposit collection is also coordinated so the funds are properly documented before move-in.

This package includes a 3-Month Legal Guarantee, which covers N4 and L1 filings and licensed paralegal representation for rent-default matters within the first three months of tenancy. For landlords who prefer to manage their own showings but want strong legal and administrative support, the Essential package offers reliable protection and a fully compliant leasing process.


DIY Premium MLS® Listing — Package Overview

The DIY Premium MLS® Listing package includes everything in the Essential package, but adds complete 12-Month Legal Guarantee protection and enhanced applicant risk screening. This is ideal for landlords who want the flexibility of showing their own property but require full legal coverage throughout the entire first year of the tenancy.

Applicants go through comprehensive screening via the LandlordEzy™ platform, which includes credit scoring, affordability ratios, employment income verification, government ID validation, rental history analysis, landlord references, and an LTB eviction search. Applicants who pose a credit or affordability risk are flagged for review.

Once a tenant is selected, OLH prepares and digitally executes the complete Ontario Standard Lease through our secure system. Deposit collection is handled on your behalf, ensuring compliance and traceable documentation.

The Premium package’s 12-Month Legal Guarantee covers all nonpayment-of-rent matters for one full year, including N4 notices, L1 applications, evidence preparation, case management, and licensed paralegal representation at the LTB. If the tenant is evicted during the guarantee period, you also receive a free MLS® re-listing, making this package ideal for landlords who want maximum protection and long-term stability.


Full-Service Tenant Placement (Realtor) — Package Overview

The Full-Service Tenant Placement package is a complete, end-to-end leasing solution for Ontario landlords. A licensed Realtor manages the entire renting process, starting with MLS® listing preparation, professional marketing, photography, and applicant inquiries. All showings and communications with prospective tenants are handled on your behalf, providing a fully hands-off experience.

Every applicant is screened using the LandlordEzy™ verification system, which includes full Equifax credit analysis, income and employment verification, banking validation, government ID confirmation, previous landlord references, and an LTB eviction and judgment search. Only qualified, verified applicants are recommended to the landlord.

Once the landlord selects an applicant, OLH prepares the full Ontario Standard Lease, manages digital signing, and coordinates first and last month’s deposit collection. We also oversee the move-in process, including key exchange, checklists, and onboarding into the LandlordEzy™ platform for rent reporting and communication.

This package includes both a 12-Month Legal Guarantee and a 12-Month Tenant Placement Guarantee. If the tenant defaults on rent, OLH manages the complete legal process at no cost. If the tenant ends the tenancy early or must be evicted, we re-list and place a new tenant for free. Optional marketing add-ons such as a 360° Matterport tour and floorplans can be added for properties requiring enhanced presentation.
